Example Floor Plan

Here's a 3,354 square foot custom home that features 5 bedrooms and 4.5 baths. My favorite feature of this layout would be the bedroom just off of the master suite. The dashed door would be optional for quick access to the room which is a god send for a newborn. This room could also act as it's own bedroom or an office. Another great feature is the guest suite with it's own attached bath.

Architects need a college degree in architecture from an accredited program such as the National Architectural Accrediting Board, (NAAB). They also need practical experience under a licensed Architect, (3-5 years typically) and they need to pass a licensing exam.


Residential Designers need to have at least 5 years of combined education and experience and need to pass a licensing exam as well. Residential Designers can stamp their own plans just like an Architect but they're limited to residential projects and can only design for two story structures.


Residential Designers are unique to Nevada as other states allow for anyone to design. Nevada is the only state that requires a license for residential design. In the end, when trying to decide between an Architect and a Residential Designer, you just have to go with whoever you're comfortable with. If you find someone who's giving you a good vibes concerning their services, then I would encourage you to use them regardless of their title.


I spent over a decade at an engineering firm, where I provided drafting support on both architectural and structural projects. Over time, I discovered a deep passion for the architectural side—particularly residential design and space planning. This passion led me to take on more architectural work and eventually to earning my professional license.


Since transitioning from the engineering firm, I’ve collaborated with numerous architects and engineers, assisting with their project workloads and continuing to broaden my expertise.


What sets me apart as a designer is my commitment to exceptional client service and my extensive, hands-on experience in residential design.


Every project begins with an on-site consultation to assess feasibility and identify design requirements. Following this initial meeting, you’ll receive a detailed proposal outlining the scope of work and associated fees. Once the contract is signed and the retainer is received, we proceed promptly with the permitting process. 


Permits are required for a number of reasons:

  1. Ensures that the work performed complies with local building codes and zoning requirements. Important for safety and keeping in line with jurisdictional requirements.
  2. For tax assessments due to capital improvements, (permanent upgrades or additions that increase the value of your home or property).
  3. Record keeping which allows for the work performed to be accounted for, (for resale value and insurance purposes).
  4. To allow contractors to bid accurately, (as a lot of them will want to see full architectural and structural drawings before giving you a cost estimate).


There are projects however which are exempt from permits. Here are a few of them:

  • One-story detached structure, (under 200 square feet).
  • Fences not over 7'-0" in height.
  • Retaining walls not over 4'-0" in height.
  • Painting, papering, tiling, carpeting, cabinets, counter tops, and similar finish work.
  • Decks not exceeding 200 square feet and not more than 30" above grade.
